Description

In the beautiful countryside of Ragusa, a few km from the south-eastern coast of Sicily, Coldwell Banker offers for Sale a Villa, on two levels, built in 2010 with load-bearing walls (50 cm thick) with blocks of tuff crossed according to the rules of art and with the exterior covered with coat plaster (resulting warm in winter and cool in summer) and with foundations made with crawl spaces. The roof beams are exposed (river type) and the roof was made with old tiles and insulated with thermal undertiles.
The floor throughout the house is quartz concrete (partly smooth), the skirting board was made with concrete molds. The total square meters of the house is 176.5 plus 19 square meters of an external room open on one side with woodshed, shower tray and gas cylinder area for the kitchen and water heater (the system has two gas cylinders mounted in parallel, to avoid running out of gas). Outside there are also two comfortable boxes for 4 dogs and a small vegetable garden with fruit trees. The Villa has a large kitchen (about 40 square meters), a smaller adjacent living area, a laundry room, 2 closets, four comfortable bedrooms, three bathrooms, a garage and a 46 square meter veranda. The master bedroom has a view of the Donnafugata Castle. The other three bedrooms, all doubles, are: one on the ground floor with bathroom and 2 bedrooms on the first floor. From the terrace on the upper floor you can see the Gulf of Gela very well but you can also glimpse it from the ground floor, through the tops of the carob trees that characterize the entire territory.
The external lighting has a twilight system and the garbage collection service is at home, because there is space for the van to turn around, a space that also allows for parking of any guests' cars, as well as two shelters from the sun for the owners' cars.
Around the house there is a large courtyard of 900 square meters (approximately), in addition to the 4 hectares of fertile agricultural land with centuries-old carob trees and 2.5 hectares nearby of land suitable for grazing. A part around the house is fenced with wire mesh and a concrete curb at the base, for an area of 10,000 square meters. This fence has a gate for access by tractor for working the land. An area adjacent to the courtyard (with some carob trees) has a panoramic view (without a fence).
The house is characterized and furnished with particular furnishing elements and various "artistic" objects (made and commissioned by the owner). The property (upon agreement) could be sold as it is, with all these furnishing elements, any accessories, tools, appliances, potted plants and artistic artefacts (except for some things in particular, which for personal and sentimental reasons, will go with the owners). Alternatively, it will be cleared of everything, except the wood stove.
