The house is 230 years old. It had been uninhabited for 40 years before being purchased by the current owners. Renovation lasted from 2012 to 2014. The roof, ceilings, and floors had to be completely removed, while the load-bearing walls were in good condition. These walls were insulated from the inside, and a new house was built around them using modern materials and advanced building technologies.

- A new elevator connects the ground floor to the upper floor and it is wheelchair accessible.
- The guesthouse (formerly the barn) was completely rebuilt with a new steel structure.
- Several 100-meter retaining walls were constructed around the property. Stones from the excavation were used for the pool and technical building, following traditional local methods.
- Scopetino has its own well for the pool water and garden irrigation.

During the renovation, numerous decisions were made regarding products and materials. The architect and the owners opted for the highest quality and most attractive choices, often the most expensive ones.

- The external walls were insulated internally with 12 cm of cork, maintaining breathability.

- Three custom kitchens, including one with a brass-clad island.

- **Fixtures and finishes**:
- Bathroom and kitchen fittings made in satin stainless steel from CEA.
- Two bathrooms featuring Geberit water-shower toilets.
- Handmade bronze handles for doors and windows.
- Living room fireplaces made in pietra serena stone with corten steel hoods.
- Satin stainless steel switches and sockets by GIRA.

- **Lighting and furniture**:
- High-quality designer lighting with dimmable LED bulbs wherever possible.
- Outdoor furniture including a large table for 12 and two smaller tables for 4, with hand-painted ceramic tops.

### **Technology**
Scopetino is a high-tech home wrapped in the traditional facade of a Tuscan farmhouse and the goal was to achieve year-round comfort with seamless usability.

- **Heating and cooling**:
- An electric heat pump with solar thermal panels provides heating and cooling. A backup gas central heating system is also in place.
- Rooms feature underfloor heating and fan coil units for cooling, each with an individual thermostat.

- **Lighting**:
- Interior and exterior lighting is managed via a KNX bus system.

- **Communication**:
- The property features a 100 Mbps internet connection with LAN and WLAN in every room, as well as Wi-Fi coverage across the grounds.

- Scopetino has a 1-hectare vineyard planted with Sangiovese Grosso grapes, producing 1,200–3,000 bottles annually under the management of a renowned Montalcino winemaker. While the wine is sold as table wine, its quality aligns with the top 10% of Rosso di Brunello wines. The vineyard is also certified for Chianti Colli Aretini.

- **Olive grove**:
- The property includes 180 olive trees, with a portion harvested annually for personal use. The oil is of an exceptionally high quality.
